Neual provided specialist sub consultancy services for Carbon Intelligence to support net zero carbon due diligence audit assessments for BMO. Audits consisted of 11 separate sites, with a range of uses from retail, supermarkets, cafes, industrial, warehouse and offices. These portfolio owners wanted to understand the potential of their buildings to reach Net Zero carbon, as well as retrofit measures to help them achieve it.
Through his role, Neual undertook in person site audits, reviewing existing building fabric, HVAC/control systems and operation patterns. Also along side this, interviewing building operations managers to understand how the buildings are occupied and any challenges they have around operation and maintenance. Developing audit reports, outlining observation, opportunities and constraints witnessed to the buildings achieving Net Zero.
From the site audits, alongside metered energy data, roadmaps to achieving net zero for each building were developed. Based on what he had witnessed in the building and using our engineering knowledge, a series of practical and appropriate operational changes and retrofit recommendations were made to decarbonise the buildings. Potential energy, carbon and cost savings of each measure were outlined, providing capital cost ranges for each measure based on robust industry metrics.
Finally, an asset risk rating, based on its potential to achieving Net Zero carbon definition from the UKGBC was outlined. Ratings were based on quantitative data analysis, as well as qualitative judgement established on site visits and interviews.
